About
Impresa Modular operates as a modular home builder based in Greer. They list a range of home plans on their site including single story, two story, cape, contemporary, chalet, cabin, log, and tiny home options along with custom modular homes and immediate delivery homes. Their approach covers modular construction steps, financing tools like mortgage calculators, and partnerships with contractors and developers for project delivery. The business also references green building elements and disaster recovery builds through their process guides.
Customers report mixed results on actual jobs. Several describe contractors like Larry Brodar vanishing after final payment with unfinished basements full of debris and no final walkthrough. Others mention David Lippa quoting prices double the site tool estimates and Butch Mullinix providing extra advice during builds. Sara Britt helped keep deals together during delivery delays while Ken guided custom interior changes and factory tours. Problems often center on missing railings, steps, or square loft work after the house set, plus upgrades that faced repeated postponements.
Work habits draw frequent complaints around response times and follow through. Reviewers note ignored emails, unreturned calls from the main office, and reps who ask for questions in writing but never reply. Some praise Sara Britt and Ken for staying available during factory visits and after set, though others found local contacts like Brian unhelpful on floor plans or pricing details. Service covers various states according to reviewer locations but shows gaps in consistent updates once payments clear.
The record shows a Google rating of 2.8 from 24 reviews with recurring notes on communication breakdowns, incomplete finishes, and pricing mismatches alongside occasional credit for staff like Ken and Sara Britt. DIRT Score 1.8 from N reviews on Finds.

What Customers Say
“DO NOT use this company I repeat DO NOT use this company. Had a home built and the contractor just up and disappeared. My basement is full of construction debris. Never did a final walk through. No one seems to answer the phone at the main office. The contractor LARRY BRODAR in the DC Metro area doesn't respond to emails or answer phone calls about coming to complete the job.He has been unreachable for 3 plus months. They basically received the final payment and disappeared. I could continue to go on and on about all the problems with this company. I had But I just don't have the time.”
“Communication is horrible. Not once, but twice in the past year or so, I reached out to the office local to Brian and he was not at all informative in any way about the concept of pricing, discussion of specific floor plans or even seem interested in making a sale of any kind. He asked me to email him with my questions and he would get back to me with some of the information I was requesting. He is not at all a good salesman if he doesn’t want to take the time to answer questions. He never responded to two emails that I sent and never followed up on our phone conversation. Since this happened another time, I would NEVER deal with this company.”
“False Advertising: Impresa Modular has a great tool on their site that gives you a budget for the many home plans they have. However, when I spoke with their Rep, David Lippa he told me the price for the home that was quoted was twice that cost and he was going to have corporate change that. I felt like he was trying to feel me out to see if I was educated. I'm no expert but I am an educated consumer and what they did was false advertising.”
“We had a modular home built. The planning process was great an and easy to follow. The problems began when the house was set. There were things discussed in the planning process that weren’t actually included. The plans showed railing around the porch and steps to get into the house. Areas we expected to be finished were not included in the final build. They were finished in rendering and the plans of the build making us think they would be done only to be told the house isnt exactly like the rendering thats what it could be. If your drawings have dashed lines on them that will not be included. We ended up not needing the railings but did find out the steps to enter the house were extra not included in the contract so we had to pay for that out of pocket. We also paid extra out of pocket to have areas of the storage area finished out.The workers only worked 4 days a week 7 hours a day. This caused the build finish to take longer. We did experience delays to weather and subcontractors delaying but this shouldn’t have caused the build to be delayed by 2 months past the promised time.”
“If I could leave less than 1 star I would. This complaint has 3 parts, 1) Factory tour and upgrades $4,000 total based on upgrades (delayed, delayed, delayed to pass the dead line). Penn West said they would work with us as contained in an email. No credit provided and ignoring my emails providing supporting documentation. 2) Matching deposit fund up to $3,500 from Impresa with emails to support. No credit no matching funds and ignoring emails with supporting documentation. 3) The Set team and quality of construction. The doors were off in the main level, the loft was not square, the knee wall push I bulge in the roofline. The construction manager came to site after the set and walked through taking pictures. He agreed with my contractor's assessment (and the building inspector too btw) that would stand behind this and please have my contractor make the repairs and send them the bill. I did and I kept it as reasonable as possible and only billed them $3,083 understanding there are issues (i.e. roof line) that cannot be reasonably repaired. It has been 6-weeks without a response from customer service. DO NOT BELIEVE THEIR WORD, STICK BUILD OR GO ELSEWHERE. BEWARE.”
“The best part of the experience was working with Sara Britt. She is down to earth (plus she is a Vet) and worked very hard for us. The trip we took to the factory was very informative, once we were able to see how the houses are built we new we were making the right decision. There was a delay in taking delivery of the house and Sara was key in keeping the deal intact, I would recommend her to any of our friends and family with out hesitation.”
“It’s been over a year now since my home was set and complete and I’m overdue in writing to say how pleased I am with both the product and the people who made this home happen. While no construction project is easy or without its challenges, I have to say that I’m very pleased and proud of the result. This is in large part to Butch Mullinix who represented Impresa and walked me through the entire process, giving advice and assistance beyond what his role required. As I sat through the bands of rain and wind from Hurricane Helene high on a hill in Mouth of Wilson, Virginia, I didn't lose a shingle, have a leak, no sheetrock cracking from the extreme wind, and no loose siding pulled back even while the trees on my road toppled. Thank you Butch and Impresa for my lovely home!”
“I’ve been living in my new home for 8 years. We worked through Express and Excel. The house is fabulous. We took an existing design and redid all of the interior rooms, windows, and doors until we had just what we wanted. Express and Excel were awesome through the design phase. Ken helped us work through every last option and was the backbone that kept the project together. I enjoyed “building the house” myself. From move-out and demo of the old house to move in with occupancy certificate was 4 months. The house was set in mid January and we moved in March 1st. So, took us about 1.5 months to complete. We could have made 1 month if the gas company would have showed up to connect the gas line, but that’s par for the course here. It was a busy month and a half. I still worked my real job, but took a lot of vacation days. I was on site every evening after work. I’d run home on lunch breaks to meet inspectors. I closed down Home Depot 3-4 times a week buying crucial little things I’d forgotten. May seem crazy, but 8 years later my wife and I are considering doing it again for a vacation house! We’ll use Express again. Yes, doing it yourself is challenging, but I love the”
“Our house burned down, and we had a very contentious insurance company. Ken at Express Modular did a great job with our project. It was fully customized, and they were happy to put in things like a spigot in the mud good for our automatic dog waterer, 2 dishwashers, and a recirculation hot water pump for the master shower- so the water is instantly hot, saves so much water! The house is beautiful and we love it. Ken and Express Modular definitely get our vote. Take a factory tour if you can!”
“Our experience with the Express Modular team was a very positive one. Ken was very patient and accommodating throughout the entire process. I think we challenged the team with some of our design ideas, but they always found a way to satisfy our request. The detailed pricing they provided was extremely helpful with budgeting. Ken made himself available to us to address any questions or concerns throughout the entire process and after. Everyone we encountered in the Express Modular team was honest, knowledgeable, helpful and professional. By the end of the process we considered Ken a friend more than our builder. We would highly recommend Express Modular to anyone who is interested in building a home. Thanks to Ken and his team, we are living in our dream home.”
“I had a great experience with Express. Very friendly and willing to work with you in any way possible. We were able to fully customize our house from scratch and they helped input with their expertise and knowledge along the way. The quality of the building is fantastic. I am very pleased with the craftsmanship and would highly recommend this company to anyone looking to do a modular home.”
“With every step in this building process with Impresa was like working comfortably with a family member. Sarah Britt was exceptional to work with.”
“It appears that Express Modular does not actually exist – it’s just a sham company with an impressive website. I get ghost emails from an automated response system, but no one EVER responds to my actual emails. The 'availability' information on their website is more than misleading - it's a flat-out lie. They claim to sell homes nationwide, but the person who answers their phone says they do not sell in my state, or in any of the six neighboring states I inquired about. I wasted precious time planning my house based on Express Modular’s website information, but there is absolutely no evidence to support their claim that they build and sell actual modular homes. It appears to be a shell company with a pretty website but no real product. If you’re in the market for a modular home, skip right on past Express Modular’s website. It’s filled with colorful promises of all they have to offer, but the promises are empty. Your home building plans and questions will go straight into a black hole and you’ll never connect with an actual person. The only response you will ever get from Express Modular is a generic, essentially worthless, weekly automated email that contains no useful informa”
“I called and left a couple messages with Dan Hobbs and no call was returned. I called the main office and the receptionist tried to contact him, no response. She left a message and an email stating I just wanted prices for several homes. I am wanting to buy two (2) homes from them and can't seem to get anyone to call me back. I called again two days later and talked with another receptionist and she couldnt get a hold of him or anyone other consultants at that time, its 11:30 am. Does everyone take lunch at the same time! Dont bother with this place. Customer service is horrible!”
“We worked with Ken from Excel on our modular house and despite some large bumps in the road, all in all it was a really great experience (and it’s building a house - of course there will be bumps in the road!) I’ll caveat this whole thing by saying we acted as our own general contractors, which made the process a LOT more complicated since we were inexperienced - but Ken helped us every step of the way, for which we are very thankful. Ken was really helpful in explaining the process, arranging a factory tour, and all around being a great point of contact. Occasionally he was a bit slow to respond to emails/calls, but he’s a super busy guy so that’s going to happen. Almost all of the big issues that we encountered were all the factory’s fault (for example, the house design that we were given as approved, and what we built the foundation for, was slightly different than what was delivered and we had to call the foundation company back to make 2 minor adjustments to fit the LVLs). The factory also neglected to install a few things that they were supposed to, but Ken worked VERY hard to make everything right and in the end, he came through! We absolutely LOVE our house. All in all I ”
“They keep changing the name, but Express Modular/Impreza Modular are the same. You will be on the hook if anything goes wrong. The contract is written so that you don't have much recourse and they try to stick you with the bill for their awful incompetence. Go find a local guy who has his own set crew.”
“I would definately recommend Impresa Modular for all of your home buying needs. My consultant Sarah Britt and her team have gone above and beyond to walk me through every step of buying a new home ! She will not disappoint when it comes to customer service .”
“It’s was great in beginning. The office admin answered my general questions. However, when I booked an appt for a consult it was a no call no show on express modular part. I could have rebooked on Monday but I feel a project this big should have clear communication especially when your office is not local. I took their no show as a sign to find a local modular company.”
“I have tried over a month to talk to anyone at this business. Every email I send subsribes me to their spam list with three emails a week, but no response from a person. I called at least 10 times, multiple messages, no response. I am in Washington. I even emailed their HQ to get help.... got added to the spam list again. I am not sure this is even a real business.”
“Called to get more information, and I was told the person I was supposed to work with wasn't available. I asked to get their number to try and call them later and was told no. It was expressed I should give them my number? Why would I give you mine, if you wont give me yours? Seems like a scam to get your information for automated calls and junk mail. Poor business model that is not customer oriented.”
