Corby Stain & Seal, LLC

Corby Stain & Seal, LLC operates as a concrete contractor from Boerne, Texas. Josh runs the company and handles staining, sealing, epoxy floor coatings, flake epoxy, metallic epoxy, stamped concrete, garage floor coatings, flagstone restoration, and commercial floor protection on residential and commercial projects. The business lists service in San Antonio, Fair Oaks, New Braunfels, Shavano Park, Kendalia, and Bulverde.

Customers bring them patios with uneven sealer that Josh fixed by resanding and redoing entire sections to his standard. Driveways covered in mildew and cracks get power washed multiple times, filled, and sealed so the original color returns and mold stays out. Garages receive epoxy finishes on short timelines before moves. Flagstone with white residue from prior attempts gets cleaned and sealed back to a clean surface. Back patios and outdoor concrete see full refinishing that removes dark stains and leaves a refreshed look.

Josh answers quote requests first and stays in touch through the job. He arrives on schedule, explains steps without pressure, and adjusts for changes while keeping the original timeline. Pricing lands below other bids in the area, with a military discount noted on at least one project. Work stays within the listed Texas towns around San Antonio.

“Josh was fantastic to work with. He was responsive, professional, and courteous. The same cannot be said for the other companies who quoted the job. Josh was quick to fix a some unevenness in the sealer after it dried and even completely resanded, stained and sealed an entire area that did not meet his standard. We are very happy with our patio and will definitely hire Josh again to reseal when the time comes. Thank you Josh!”

“I did DIY job in applying a glossy sealant to my patio reddish flagstone. Nxt morning all the flagstone had a milky white residue & I was devastated in thinking I'd literally destroyed the stone permanently. I googled Angie's list & Josh showed up. He is courteous, professional, proficient & his price was very reasonable. He informed of the process to b done. He was always on time & did the outstanding job as per the timetable he laid out. He was my Godsend & I definitely will use him for other projects. It unfortunate that many people are scammers nowadays & cant b trusted, but Josh is truly remarkable. Ty Josh for the beautiful work you did for me.”

Josh was easy to communicate with, showed up on time, and explained the whole process without any pressure. If you’re thinking about staining or sealing your patio, garage, or driveway, definitely get a quote from him. Solid local service and quality work.”

“Corby Stain & Seal literally transformed my driveway from something I thought was going to have to totally replace into a driveway that looked better than new!!! They power washed it at least 3-4 times to get it extremely clean, filled in all the many cracks and chips and then sealed the entire driveway to protect it from getting mold and black again. The process was impressive and the transformation was amazing. The original color was restored and you couldn’t even see where the cracks had been. They went above and beyond in all ways and did a lot of extra things to make the entire exterior of the house clean and neat with no cleanup left behind. I would give them a 10 Star rating and highly recommend them for any project they undertake! Thank you Josh Corby for such a fantastic job!”

“Was closing on a home in Texas and knew I wanted epoxy finish on the garage floor. Used Yelp to seek bids; Josh Corby was the first one to respond. I let him know I had a tight window to get the floor done to allow for curing before my household goods arrived. We talked dates, he said he would make it happen. I got two other bids. Josh followed up, friendly and professional. He got the job. The process was completed as stated and the product results - amazing. I strongly recommend this small businessman for your epoxy flooring needs!”
