PSI Guys Pressure Washing

PSI Guys Pressure Washing is a veteran-owned outfit run by John Grimes out of McKinney, Texas. They focus on gutter cleaning as part of their exterior work for homes and businesses across North Texas, along with concrete and stone cleaning, house and roof washing, window cleaning, and parking lot work. John handles most of the jobs himself with a small crew when needed, sticking to safe methods and clear pricing set before any work starts.

Homeowners and business owners bring them in to handle stained Austin stone on houses and retaining walls, black mold on patios and capstones, grimy driveways and sidewalks covered in dirt and tire marks, and dirty windows or garage areas. John cleans these surfaces so they come out looking new, taking care around metal roofs, plants, and neighboring fences. Commercial spots like parking lots at auto shops and venue grounds get the same treatment, with lines repainted afterward in some cases. Reviewers note the concrete and stone end up spotless after years of buildup.

Jobs get scheduled fast, often the next day, with quotes returned quickly and no hidden fees. John shows up on time or early, dressed for the work, and keeps customers updated with photos during the job. He serves McKinney along with Allen and Plano, working residential properties and commercial sites like automotive shops and event venues. Communication stays straightforward from the first call through completion, and pricing stays reasonable for the scope.

The company carries a 5-star Google rating from 100 reviews. People mention the clean results on concrete and stone, punctual arrivals, fair costs, and steady attention to detail on every surface. DIRT Score 4.8 from 100 reviews on Finds.

“PSI Guys was recommended by our painter to clean the Austin stone on our house and retaining wall, as well as the capstones on our mailbox and light posts. Unfortunately I don’t have before pics of the capstones but they were heavily stained gray to black. The results were excellent and the price was reasonable. John also took care to protect the metal roof and plants. Very positive experience.”

“In the real estate industry, we often say that you never get a second chance to make a first impression. As an expert realtor working daily in McKinney, Allen, and Plano, I know that curb appeal is the single most important factor in attracting serious buyers. My name is Scott Michaels, and when I need a property to look its absolute best, PSI Guys Pressure Washing is the only team I call. John and his crew are true professionals who understand that a clean exterior is about more than just aesthetics—it’s about protecting and maintaining a homeowner’s most valuable asset. I frequently work with a first-time homebuyer who might be overwhelmed by the maintenance of a new property. I always recommend a seasonal refresh from PSI Guys to keep their driveways, siding, and roofs in top-tier condition. Similarly, for my clients who are downsizing and preparing to list their long-time family home, a professional pressure wash is the most cost-effective way to make a house look years younger and move-in ready. From concrete cleaning and house washing to their specialized 'soft wash' for delicate roofs, their attention to detail is unmatched. They don't just 'spray water'; they meticulously ”
