HVAC Contractor · Austin, TX
About
Arbor Property Management Inc handles HVAC work in Pecos County, TX for the multifamily rental properties under their care. They run full service management across apartment communities and step in on heating and cooling repairs when units break down. With more than thirty years managing rentals in Texas markets the company stays involved in keeping systems functional for tenants. Local weather puts heavy demand on air conditioning so they field calls about leaks and temperature control in the buildings they oversee. Homeowners and property owners turn to them for these ongoing maintenance needs in the area.
Their crews respond to calls about air conditioners that leak water into walls and closets once the thermostat drops to seventy degrees or lower leading to ruined clothes from mildew. They also deal with hot water outages that last full weekends along with cold faucets running scalding and pest problems like ants that go unaddressed for days. Maintenance requests for these HVAC and plumbing issues often go without quick follow up as residents report waiting extended periods for any action or credit on their accounts. The process involves emails and voicemails that sometimes cut off or receive no reply at all from the team handling the multifamily sites.
Customers repeatedly note slow responses to urgent HVAC failures poor results on water temperature fixes and minimal effort to resolve repeated problems in the units. Low marks appear across speed quality and communication with almost no positive feedback on pricing or outcomes from the work performed. This pattern holds steady through the reviews left for their services. DIRT Score 1.03 from 18 reviews on Finds.

What Customers Say
“Called to seek help about an issue at the colony apartments. The voicemail cut me off. The ac in my unit leaks if we put the ac 70 or below. It leaks into my wall and into my closet. And due to that clothes that were on the floor in the closet were mildew and ruined. Since my review has been responded to 7 months later. Let me add…the issue was submitted properly through the app for maintenance to see. It took almost a year for it to get fixed.so I don’t know what your records show, but it isn’t right. I’ve moved out since then, thank God. And prior to me moving out the maintenance man had changed and the one that’s there now is a lot better. Try responding to your units in a timely friendly manner. 7 months later is ridiculous”
“Hi,. I lived at the Metropolis Apartments in Austin. I had to leave due to domestic violence and when I got out of jail, I tried to use the domestic violence clause in my lease to get out of my lease and they are refusing to do so, even though I have documentation for my lawyer, my bail bondsman and some others, stating that I was the victim. And by the state statue, I should be removed. The apartments refuse to talk to me now and Arbor properties will never answer their phone no matter how many messages I leave. it is not professional and they simply don’t care about you. All they care about is getting the money.”
“I live at Verano at the Heights. I was told there was "nothing we can do" about the fact that i didn't have toilet or shower water over a full weekend. I have scalding hot water when i turn on the cold faucets. I was told i would be given a credit for the inconvenience. THEY TOOK OFF $5 FROM MY RENT. For how good of a tenant I've been this is honestly an insult. I've called code compliance on this property 3 times. Left 2 voice mails with corporate office and no call back. These people don't care about providing good housing, only collecting paychecks. Ive NEVER experienced such an awful living situation as I have living in a property managed by this company.”
“I've reached out via email and have yet to receive any response. Today is day 4 without hot water in my apartment. On top of that, we have ants that no one is doing anything about. I've had several maintenance issues recently, it feels like it has been one after another. I live with my wife, two year old daughter & our dog. We pay well over a grand to reside in a quiet and safe area. However, I don't feel this particular property is worth that amount. We have been left without hot water since Friday November 12th 2021. Thursday and Friday, our water was turned off for over eight hours for them to repair a leak. We still have no HOT water and our property manager could only say "I'm sorry. It will be fixed Monday." However, it is my understanding that according to Texas law, it is illegal to be left without hot water for over 24 hours. We called the emergency line multiple times on 11/13/21 & 11/14/21 to fix the hot water and no one came out. These are not livable conditions and as I stated we have a two year old with us. I shouldn't have to boil water to give her a warm bath when we pay $1172+ a month. Here is a list of work orders that have been put in: •Heat not turning on 10/17/2021 10:48 am completed on 10/19/2021 •Heater making constant banging noise 11/9/21 (phone conversation with Melonye) wasn't completed until 11/10/21 •Request for ant infestation at 4:31 pm 11/8/2021 it wasn't completed until 11/10/2021 • 11/11/21 informed property manager that there are still ants in bathroom... was completely ignored and we still have ants today 11/14/21 •Drain clogged in master bath and they painted over patch a different color paint 11/12/2021 still not complete • Paint used smelled rancid and filled entire apartment for two days (did not smell like regular paint) •No hot water and knob keeps spinning in guest bathroom 11/13/2021 11:48 am still not complete •Called emergency line for no hot water 11/13/21 at 12:02 pm and 12:43 pm •Called emergency line for no hot water 11/14/21 at 10:32 am and 4:29 pm. • 11/15/21 NO HOT WATER. Still have ants in bathroom and bedroom. • 11/16/21 NO HOT WATER. STILL HAVE ANTS. I understand that living in apartment complexes come with their issues, however, this is absolutely excessive for the amount of rent we pay. The lack of urgency and empathy is baffling. There needs to be major improvements made at this property.”
“Absolutely shameful property "management". They don't do anything at all. They just sit around and collect your money. Need something repaired? Nah. Need water? Nope Need to contact someone about why you can't get basic necessities that you PAY for? Hell no. Oh, and did you want a reduced rent payment because you're out of water every other day for 6+ hours a day, your stove has been broken since the day you moved in, and you haven't had working air conditioning for a year? That's DEFINITELY off the table. It's a God damned wonder that this place can even operate openly and be labeled a business. Arbor Property Management is complete garbage, and the people that work for and within it should be ashamed.”
