“We leased a unit at one of Black Gold Realty LLC properties at 2425 Fountainview, Ste 100 and we did not get paid. They simply ignored our communications and did not respond after we sent them a bill for our services. The agent that stole our commissions on the other side was Lafayette Hodges. “I would not recommend this apartment complex. I pay approximately $1,500 per month for an outdated unit with no in-unit washer or dryer, while also being responsible for my own electricity. Despite this, management recently added unexpected water charges that were never clearly disclosed in the lease. Residents were told everyone pays for their own water, typically around $60–$80. Instead, a large shared utility charge appeared suddenly with no warning and no time to prepare. There was no proper notice or explanation, just an email followed by immediate billing. This should have been implemented in a future cycle, not dropped on residents without preparation. After reviewing my lease, I do not see any clear language explaining responsibility for shared water usage, RUBS calculations, or charges tied to multiple units. Additionally, during the leasing process, I was told I could switch units at no cost if needed. Later, I was informed I would have to pay to transfer. This was never provided in writing and felt misleading. The leasing process itself lacked standard screening (no background check or income verification), which should have been a red flag. The condition of the unit has also been disappointing, including pest issues. For the price, there are far better options available that include transparency, proper notice, and basic amenities like in-unit laundry. Proceed with caution.”
