“Do not count on getting the majority of your deposit back. We were notified that $364.00 was being taken out of our deposit for painting of the home as well as $495.00 for cleaning. I emailed David to ask how Central Texas Property Management was substantiating their claim to $859.00 of our deposit for cleaning/maintenance on the property, especially after we had already paid a cleaning company $216.50 to do a more thorough clean after our move out. I can attest that the walls of the home had minimal marks, just a few holes in the walls from hanging our TV and a couple of pictures. I know roughly how much spackle and a gallon of paint costs. Even with labor, the $364.00 we were charged for "Painting of Home" far exceeded any sensible, honest estimate. I don't even know where to begin with the cleaning charge of $495.00. David sent us a whole file of pictures. I'll include some to give an example of what supposedly qualified Central Texas Property Management to cheat us out of another chunk of our deposit. Finally, I'm going to quote part of our signed lease, which David referred me back to: "In accordance with the terms of our management agreement with the Property Owner, we are REQUIRED to complete an interior pre-inspection of the home when notified of an intended move. During this inspection, we will take pictures and make note of the condition of the property in order to help the Property Owner plan for the upcoming turnover and estimate the amount of time the property may be vacant. We will also address any concerns you may have regarding maintenance, cleaning or painting prior to moving out. This also allows us to point out or suggest any items you may be responsible to address before move out." Neither myself nor my husband were contacted to schedule this interior pre-inspection of the home after we sent notice of our intended move. However, we were called several times about a maintenance request that we had requested months prior at our bi-annual inspection. I'm sure working with Central Texas Property Management as a homeowner is a great experience. Their business model heavily benefits property owners at the expense of their renters. However, as a renter, you will be left analyzing the cost-to-benefit ratio to figure out if legal action is worth it after you've been swindled.”

“We tell people who are PCSing to Ft. Hood to look into CenTex PM because they’re great and have good list of properties! We’ve dealt with Shine Property Management before and they were horrible as they kept over half of our deposit after moving out. To get the most of your deposit back — I HIGHLY suggest you ask CenTex for a list of vendors that they recommend which we ended up using (Mark’s Move Out Cleaning, very kind & easy to talk to people who do so well at their job.) As long as you do your part as a tenant and are professional and friendly with staff, they will do the same for you. CenTex PM gave us about 73% of our deposit back, a little less than we expected, but we appreciated that they didn’t really charge for nonsense things unlike Shine PM. The staff here, David and Robin, were always very kind and helpful to us as well as Katie who does rental verifications which was very helpful to know. The property we rented was of good condition, quality, and value and we did not have to call maintenance for any issues throughout the almost 2 years as tenants.”

“The worst move out experience of my life. If I could give 0 or (-1) Stars I would. After renting for 7 years and maintaining and great place. Never were late on rent and had no major issues while living there. When we Move out we left the house ready to move in, to the point that we left on 04/01/2026 and they were able to rent the place out and have tenants in 10 days later. Yet they kept over $1200 of the deposit for cleaning and repairs. When asked about what was dirty or needed to be repaired was told "We legally do not have to explain pricing for cleaning and repairs to you". I will NEVER do any type of business with these folks. I find it extremely unbelievable that they have found someone to give them 5 Stars reviews running a business the way they do. Poor communication, unethical practices, and untrusting group.”
