About
Tri-City Maintenance runs as a family owned HVAC contractor based in Austin, Texas, where they handle residential and commercial climate control needs. The outfit has operated since 1982 and stays ready for emergency service calls when systems break down outside normal hours. They honor every manufacturer warranty on equipment and make financing options available for replacements or major repairs. Austin summers push air conditioners hard while occasional cold snaps test heating units, so local homeowners and businesses count on crews who know how to keep things steady through those swings without unnecessary delays or added costs.
Tri-City Maintenance covers full HVAC services such as repairs, routine maintenance agreements, and system replacements for homes and businesses around Austin. Their techs handle work orders on broken units and tune ups that keep equipment running through peak seasons. Ali Word highlighted quick response times within 24 hours on service requests for rental properties, while Brandie Holmes and D Alexander described smooth handling of multiple jobs across different locations that avoided drawn out problems or repeated visits.

What Customers Say
“Update 06/19/2026: Spoke to Tri City Management and got things resolved quickly and professionally. Concerns were voiced, and addressed and taken care of in a way that everyone was satisfied with. I maintain that overall my family's experience with Tri City was a positive one and we were glad to have met and worked with decent company and good group of folks. I hope the next family that works with Tri City and stays at that address has just as great an experience as my family and I did. I just want to say that overall, my family and I had a genuinely decent experience for the most part, however the issue lies in how this all ended. My mother and I moved in to our address around November 2019 and moved out by May 2026. In the beginning, renting/leasing from Tri-City was a wonderful experience. Miss Natalie, Miss JJ (no longer with the company) and Robert were a delight to deal with. But near the end of our stay there some things happened that just left a bad taste in our mouths. For example, putting in work orders started to be a hassle. Certain things were designated as the tenants' responsibility, which is fine but sometimes when we called in about it (before or after placing the work order), it was a fuss and a fight to get certain things taken care of, especially when it wasn't something that was designated as the tenant's responsibility or it was dangerous for us to try to remedy without possibly hurting ourselves or making whatever the issue was worse. Also, post move out my mother was sent an invoice of $141.50, which she promptly paid. However, not too much longer that my mother was sent an additional invoice for $733. That's absolutely outrageous! Some of the charges that they say my mother is responsible for seem like nothing more than a blatant attempt at a cash grab and I really dislike that. There are certain charges that make sense given the condition of the home at time of move out but with other aspects, she is being charged for things she verifiably took care of. For example, she took care of the lawn and the did pest control since that was tenant responsibility. For the associate I spoke with on June 4th to imply that someone probably didn't show up to mow the lawn when we have the receipts to demonstrate otherwise and the weather reports that show that it was raining the last week of April so naturally that grass would grow back quickly. We can also show that we took care of the pest control as well. I could go on but I'll leave it there. The point is that the good was good. Tri-City for the most part was easily reachable, and generally professional to work with but the bad... almost outweighs the good for my mother and I.”
“If you are renting in the Harker Heights/Killeen area, this is your company! As a military family, we have dealt with moving many times, and Tri-City has blown us away with their quick response time to viewing and renting a property along with getting all work orders or questions resolved within 24 hours!! I have never had an electrician show up the next morning to fix a problem in my life and it’s a dream come true! Every interaction has been friendly, professional and timely. Look no further, just find which of their listings you like best and let them take it from there!”
“Ellie has been absolutely amazing with the process of getting my lease signed. I inquired about a home and applied Tuesday evening, did a virtual tour on Wednesday, and signed a lease Thursday morning! Moving from out of state is a terrifying experience, but Ellie and Tri City Management made it smooth and a lot more comfortable. They were extremely diligent, attentive & helpful. Not to mention quick! I look forward to working with them for the duration of my lease!”
“Outstanding Experience with Tri-City Property Management I have been doing business with Tri-City Property Management for two years and in two different properties, and I can’t say enough about how wonderful they’ve been to me. During some really difficult changes in my life, they handled everything with care, understanding, and professionalism. From accommodating payment arrangements to showing incredible patience, they truly went above and beyond to help me. Whenever I’ve needed maintenance, their team has always been quick to respond and address the issue immediately. Ellie, in particular, has been a joy to work with—she’s easy to talk to, organized, and communicates everything so clearly. If you’re moving to the Central Texas area, I highly recommend Tri-City Property Management. They not only provide exceptional service but also offer some of the most reasonably priced rental properties in the area. I’m so grateful for everything they’ve done for me!”
“Absolutely love this company and the staff! Amanda and Natalie have been phenomenal to work with! Natalie was able to get me situated, settled and into a house with my chaotic schedule after moving here, and being in the military! Amanda was able to assist me in inspecting, opening and closing out my place, ensuring I had everything I needed and taking care of things while I was in my property! I have recommended this company to a lot of my friends and military families as the move to the area!!!!”
