I own and maintain 11 buildings in and around McKinney, Tx. I have used several A/C suppliers through the years but Bart and Fanning are by far the best. Initially, I used them only for new installations but they have been doing my repair work as well now for four years and these guys are the best. Here is what I like most about them. 1) When they repair a system they always try to find the most economical way to fix it 2) they are very careful to track and credit you any warranty discounts and 3) they usually are able to come out and fix things the same day that you call. Fanning installed a new A/C system at my home and a year later they found a leak in the coils. They replaced the entire evaporator under warranty without costing me a dime. I have been a landlord for about 20 years and believe me, I have seen all kinds of repair people. Every once in awhile I get truly exceptional service from a vendor and Fanning is definitely one of them.

I do not recall how we originally started working with Fanning, but we did approximately 3 years ago. We have a geothermal system and not all HVAC companies are qualified or willing to service these systems. In the past they provided service and it seemed like a fair price to me, but it was standard service calls and run of the mill repairs. Without going into excessive details, over the last several weeks my unit had a standard problem, but there were numerous problems with the manufacturer. Meaning, that in the end to repair the unit - Fanning had to go above and beyond to get it running. Several trips on-site to test manufacturer programming, validate air flow, cooling temps and so forth. They did so without complaint and were even willing to work weekends if parts were available from the manufacturer. I do not write reviews for just anything, but given the effort provided - I felt it was earned by Bart and the team at Fanning Services. In this industry it is difficult to find a company that provides good customer service, at a fair price and in a reasonable amount of time. I feel confident in saying that Fanning Services does their best to fulfill all 3 if they can.

Fanning Services was a very good company at one time but apparently has been sold with the new owners maintaining its phone number and website. The new ownership refuses to honor a valid extended warrany on a system purchased from Fanning Services and warranty plan sold by them. It took several emails and phone calls to even talk to a switchboard operator who did not call back as promised. When I finally did manage a contact I was told that I was out of their service area. This is from the company who installed the system, sold me the extended warranty, and had performed all required repairs up until the company was taken over by new management. Just saying that all of the positive ratings are old and when it was under different management. Even though I purchased new systems from them and recommended them to several others in the past, those days are over.

I second Ron Waldrop's comments. The original Fanning was great, but was bought in 2019 and with that sale went anything positive. I also had an extended warranty purchased from Fanning years back and when, during a routine maintenance check, they found a leaking evaporator coil I was told the cost was $2000 and I couldn't use the warranty. They said (the original) Fanning should have notified me when they were sold. Huh? I was also told the owner would contact me to discuss the issue, but I never heard anything. I called twice a day for a week, but multiple receptionists always said he was in the field and was reviewing my situation. At least call back. Warranty repair aside, I was told I needed to re-plumb my condensation drain line in order to remove a clog with compressed air at a cost of $900. I don't know much about HVAC, but I do know something about plumbing. This was a plumbing job and I have done the same repair myself at my rental properties and it cost about $25 (if that). I had the technician show and explain to me what he was going to do and why it was $900....he wasn't sure why it was $900 and seemed quite uncomfortable trying to justify the cost on behalf of his company. On top of that, the condensation drain line wasn't even clogged, it was water leaking from the bad evaporator coil freezing over. So, the $900 repair wasn't even needed in the first place. My home builder used the original Fanning for all his jobs, but no longer uses this company in its present form. Stay away!!

Absolutely the Best - I had 2 other companies come in to try and fix my HVAC leaking problem and both did poor work and charged me a high rate. Fanning sent DJ who was very knowledgeable, kind, patient and professional. He fixed my problem within his first visit and did an Excellent Job all at a very reasonable rate. I highly recommend Fanning Services over any other AC / HVAC Service Company.
