Nwp Management
HVAC Contractor · Tyler, TX
About
NWP Management runs its operations from Tyler, Texas, where the crew handles HVAC repair and mechanical work for local homeowners and rental properties. They keep an in-house maintenance department that covers the full range of household needs, with a licensed mechanical contractor leading the HVAC side. Tyler weather means air conditioning units run hard most of the year, so owners reach out for fixes before small issues turn into bigger ones. The team also steps in for plumbing, electrical, and basic carpentry jobs that come up on rental units or single-family homes around town.
Their HVAC work includes full repairs, new system installs, and duct replacements, while the same crew fixes leaky faucets, installs fixtures, handles minor electrical jobs, and patches drywall or siding when needed. Technicians like Gabriel respond fast to requests, and folks such as Josh and Kayla have helped sort out property issues on short notice, including showing homes and sorting lease details. When a maintenance call comes in about a broken unit or clogged drain, the team schedules the visit and gets the work done without dragging things out, keeping rentals and houses running smooth for owners who manage multiple properties.
Customers keep mentioning the quick callbacks from office staff and the way the crew shows up ready to finish repairs on the first trip, which builds steady trust on both speed and price. Quality shows up in the way they handle mechanical fixes without callbacks, and communication stays direct even when schedules get tight. That record of reliable service across hundreds of jobs adds up over time. DIRT Score 4.09 from 204 reviews on Finds.

“We put in a maintenance request on September 24th about our glass on our front door being shattered by one of the men who does lawcare for NWP. We have video proof of him shattering the glass on our Ring camera. They opened the request on the app and never responded so, we put in another request which they followed up by saying that they were working on the situation.. fast forward to October 14th and the door still isn't fixed. They keep saying that they're "communicating with the lawn care company" and that "they've measured the door frame and are waiting for a replacement". When I called up there I was told I would receive a call back with more follow up information, never received a phone call or text message.. I'm beyond FRUSTRATED! Seeing that we always pay our rent on time every month you'd think we'd get treated with more respect. We have pets and that glass could've been very dangerous for them if we hadn't noticed it first. When I asked if I could speak to someone higher up I didn't get a response! I don't know if they've even been communicating with ANYONE about this si”
“NWP management was very helpful from start to finish. They made the leasing process quick and simple, hassle free. Thanks to Gabriel with their office for meeting me on short notice to show Properties and for always responding quickly for any assistance I needed. Overall a pleasure to work with!”
“I went through a bad divorce and was looking or a nice house and found one in Bullard that was owned by NWP management. Spoke with a guy and gal named Josh and Kayla and let me tell you something these two have been my saving grace because they understood and went above and beyond to get me in this house and they have been amazing to work with!! So if you’re looking for a nice house or whatever these are the people that can help and will help! Thank you guys so much!”
“I lived in an NWP property for 4 years. Overall my experience was positive until I tried to move out of our unit. In that process, my experience with NWP Management team has been nothing short of extremely frustrating. After moving out, I received a “final account statement” that deducted charges from my security deposit. While Texas law allows landlords to deduct for damages beyond normal wear and tear, it also requires them to provide a written description and itemized list of deductions. The list I received was vague, lacked adequate explanation, and did not clearly distinguish what was “damage” versus normal wear. For example: one of the written descriptions said: "paint above normal wear" How is a that a description of anything? When I requested supporting documentation (photos, receipts, or invoices), I was told that they are not required to provide any such evidence and that charges are based on in-house labor and bulk materials with no unit-specific receipts. Despite that they would "do me the favor" to send photos “as a courtesy,” -- 2 full weeks passed without delivery and I was told multiple times they were too busy to handle my requests. Their responses felt dismissive and evasive, rather than transparent or cooperative. In fact, I had to eventually cc' the property owner into the emails to get anything done. I was not trying to get out of my deductions, I just wanted to be able to clarify the issues and compare to the pictures I took because people make mistakes. In fact, I have not asked for any money back after receiving the information because I do believe the charges were fair. Tenants have the right to clarity about deductions, and landlords are expected to act in good faith. Based on my experience, I do not believe NWP Management meets that standard. Bottom line: NWP Management hides behind technicalities, refuses to provide real evidence for their charges, and operates in bad faith—rent at your own risk. If you choose to rent from them, document well and consult a lawyer if you're worried! Update 1/11/2026: NWP has responded to my review, and I appreciate the reply and the reassurance that all actions were taken within the legally required timelines. However, I would like to clarify one statement in the response. The claim that “all photos and supporting information were provided within 7 business days” is inaccurate. As shown by the email timestamps I have added to this review, the materials were not provided within the business-day timeframe. My concern remains that, while legal requirements may have been met, there were avoidable delays in communication and follow-through.”
